Affordable Rental Properties for Independent Seniors

190 Gladstone Street West (Pioneer Village)

Age Requirement: 55+

1 (one) bedroom duplex units with a square footage of 593 sq ft.

All units come equipped with a range, range hood, refrigerator, and a stack washer/dryer combo, and window coverings. Each unit has an assigned electrified parking stall in the parking lot.

Tenant is responsible for all utilities and these units are heated by way of in-floor heat

These are affordable rental units with a set flat rate of $600.00 per month. Damage deposit is one month’s rent paid over two months.

Income limits are a maximum of $42,600 per year for singles and $51,700 combined income for couples.

Lease is month to month in accordance with the requirements within The Residential Tenancies Act of Saskatchewan

You must fill out a rental application to be considered and should no suites be available you will be on a wait list that is determined by date of application. If you are offered a suite twice while on the wait list and turn the offer down on both occasions, you will be removed from the wait list and asked to reapply at a later date.

Rent is based on income which is calculated as 30% of income from line 15000 of your income tax return. There is a minimum rent of $350.00 and a maximum of $600.00 per month. Damage deposit is one month’s rent paid over two months.

Income limits are a maximum of $37,500 per year for singles and $55,000 combined income for couples.

Lease is month to month in accordance with the requirements within The Residential Tenancies Act of Saskatchewan

302 Central Ave. South (Pioneer Village)

This property consists of (3) duplex units that have are designed specifically for senior’s that live with an acquired brain injury. The design and function of these units promote independent living for the residents that have met the criteria to reside in them.

In addition, coming in March, 2025 we will be able to offer (2) studio units, which is called ‘transition’ housing. This type of housing is designed to accommodate seniors who may be facing homelessness or can no longer live in their current homes due to changing needs. The premise is that suitable housing may not be available in emergency situations, and this housing will allow a temporary housing alternative while they wait to be placed in a permanent tenancy.

Amenities

MEALS
Pioneer Manor has a fully staffed kitchen who serves daily lunch Monday to Friday. Frozen meals are also available for sale. If you purchase a meal, you can either have it delivered to your suite or a place will be set for you in the dining room.
HAIR SALON

We have a hair salon on site located in the main foyer of Pioneer Manor, use north entrance of Pioneer Manor to access the salon. Joanne Kushner is the stylist and is open for appointments on Monday and Thursdays. Please phone 306-741-2330 or 306-773-9593

WELLNESS CLINIC
Public Health nurses are present once a month on the last Thursday of every month in the main foyer of Pioneer Manor. Nail and foot care, vital sign monitoring, and any general health questions you may have can be addressed at these clinics.
COFFEE HOUSE/GATHERING UNIT
The room on the north end of the PPIH office building has been designated as a common coffee area and gathering place. Please note that you are welcome to use it at your leisure and get together with friends and neighbors. The unit is open from 8:30 – 4:30 pm Monday to Friday. If you would like to use it on the weekend, please make arrangements with the office.

Please clean up behind yourself after use. Eg. dispose of coffee grounds, cups, and refuse. Wash cups, plates and cutlery after use.

GARDENING & LAWNCARE
We encourage you to enjoy your garden areas!! If you would like to use the planting beds against your unit, please notify the office and the gravel will be removed and replaced with good top soil.

RAISED GARDEN BEDS: There are 18 garden raised bed garden plots throughout the property, these plots are open for reservation to residents in April of each year. Notify the office in early April if you would like to reserve a garden plot for the season.

Maintenance Concerns/Requests

Worry free living at its best! If you have any maintenance issues within your suite or notice a problem in or around the common areas of the building, please report the issue to the office as soon as possible (306)778-6491. We will address your concern in a timely manner and in accordance with the severity of the issue.

Please DO NOT submit Emergencies here as email is only checked Monday to Friday, after hours and weekends only call the office if your maintenance issue is emergent. For example, furnace problems, leaking and pooling of water, no electricity etc… If you feel it is an issue that can wait until regular office hours we ask that you report it when the office is open.
